From the first conversation to the final transfer.

Five steps. You can stop after any of them, and plenty of families do — the evaluation is worth having even if you never sell a square foot.

  1. Confidential conversation

    An hour, usually at your table

    We come to you. You tell us about the ground, how it came to the family, who else has a say, and what you are actually worried about — which is rarely the same as what you would put in an email.

    Nothing is signed and nothing is owed. If we are not the right people to help, we will say so and point you at whoever is.

  2. Land & value evaluation

    Typically two to four weeks

    We study what is physically and legally possible: access, topography, utility capacity, floodplain, the city's general plan, and what has actually been approved nearby recently.

    You get a plain-language read on what the ground can become, what it is worth as-is, and what it could be worth entitled — with the assumptions written down so you can challenge them.

  3. Assemble your advisors

    Runs alongside everything else

    Tax, estate, and exchange professionals are brought in early — while the options are still open and the tools are still available. Your own advisors keep their seats; we brief them and work to their calendar.

  4. Structure the transition

    Weeks to months, at your pace

    Sell, entitle and sell, or partner — with the tax and estate consequences of each modelled rather than assumed. The family decides. We put the chosen structure on paper and manage the work it requires.

  5. Execute & transfer

    Through closing, and past it

    Entitlements are carried through the city, the transaction is closed in the right sequence, and the proceeds land where the plan says they should. The land moves to its next life; the wealth moves to the next generation.

Do I have to sell?

No. A good number of the conversations we have end with a family deciding to hold for now — and being glad they know exactly what they are holding. The evaluation stands on its own, and there is no obligation attached to it.

What does this cost me?

The first conversation and our initial read on your land cost nothing. If you decide to go further, how we are paid depends entirely on which path you choose — a purchase, a development partnership, or a fee for carrying entitlement work on your behalf.

Whatever the arrangement, it is written down and agreed before any work starts. You will never receive a surprise invoice from us, and we do not take a commission for introducing you to an advisor.

How long does all of this take?

An evaluation takes a few weeks. A straight sale can close in a couple of months. Entitlement is the long pole — months at best, and on a complicated parcel or in a difficult city it can run past a year.

We will give you a realistic timeline for your specific ground and city at the evaluation stage, including the parts that are outside anyone's control.

Is this really confidential?

Yes, and it is the part we take most seriously. We are not brokers: your property is never listed, advertised, entered into a database, or mentioned to other buyers. Neighbours do not find out from us.

If a family prefers, we will sign a non-disclosure agreement before the first meeting. Nobody has ever had to ask us twice.

I already have an offer. Is it too late?

Usually not, but the window is real. Several of the most useful tools — an exchange in particular — have to be arranged before a sale closes, and some depend on how the agreement is written.

If you have an offer in hand, call before you sign rather than after. Even a short conversation may change what the offer is worth to you.

My siblings and I do not agree. Can you help with that?

We can help by making the facts the same for everybody. A lot of family disagreement turns out to be four people working from four different guesses about what the land is worth and what it could become.

We are not mediators or counsellors, and we will not take sides among heirs. But an honest, shared set of numbers resolves more arguments than either.

Do you buy the land yourselves?

Sometimes, and we will say so plainly when that is on the table, because it means our interests are not identical to yours in that moment. That is exactly why the evaluation comes with its assumptions written down, and why we encourage you to have your own advisors check our work.
