The attorney does not know what the CPA modelled. The CPA does not know the closing date moved. The intermediary is called three days before closing, when it is already too late to help. Everyone involved is competent and the outcome is still worse than it should have been — not because anyone failed, but because nobody was holding the whole picture.

That is the job we take. We assemble the right professionals, brief them on the same facts, keep the sequence in the right order, and stay accountable for the plan holding together. You have one conversation instead of five, and you are not the one translating between them.

The roles

Who sits at the table, and what they do.

1031 Qualified Intermediary

Holds the proceeds so a sale can qualify as an exchange. The critical detail is timing: the intermediary has to be engaged before closing, and the identification and closing clocks start the day the sale completes. Called in late, there is nothing they can do.

Brought in: before a purchase agreement is signed.

Tax Strategist / CPA

Models what each path actually leaves the family with, after tax, rather than before it. The structure of a sale — instalments, timing across tax years, how the entity is held — changes the answer materially, and all of it is decided early.

Brought in: while options are still open, not at closing.

Estate & Trust Attorney

Makes sure what passes to the next generation passes the way the family intends — and that the ownership structure at the time of sale matches the estate plan rather than quietly contradicting it.

Brought in: as early as possible, ideally years early.

Land Use & Entitlement Experts

Civil engineers, planners, and land-use counsel who know the general plans, the utility capacity, and the politics of the specific city your ground sits in. This is where an honest read on what can be built comes from.

Brought in: during the evaluation, before any path is chosen.

Wealth Manager

Handles the part nobody prepares for: a family whose wealth was one illiquid asset for forty years suddenly holding liquidity, and needing it to produce income for decades without being eroded.

Brought in: before closing, so the money has somewhere to go.

How we choose

Small, vetted, and local by preference.

We keep the network deliberately small. Everyone in it has done this work in Utah, with land, more than once — and has been willing to tell a client no in front of us.

We do not take referral fees for sending you to them, and they do not pay to be in the network. You engage them directly, they answer to you, and their advice is their own.
