We start with what is physically and legally possible: topography, access, utilities, floodplain, the general plan, and what the city has actually approved nearby lately. That produces an honest read on what the ground can become — which is rarely the same as what a listing would claim.

From there we handle the work that closes the gap between as-is value and entitled value: concept planning, engineering, city staff, planning commission, and council. Then we structure the path that fits your family.

The Wealth Transition

An offer is just the first number. Keeping it is the real work.

The difference between a good outcome and a painful one is usually decided before closing, not after: whether an exchange was set up in time, how the sale was structured, whether the estate plan matched the transaction, and whether the family agreed on any of it in advance.

We bring in the professionals who handle each of those, we get them working from the same plan, and we keep the sequence right — because most of these tools stop being available once a deal has closed.
